We've been doing this for a while now

Look, there's plenty of firms that'll give you what you think you want. We'd rather spend time figuring out what you actually need. Sometimes that's a complete redesign, sometimes it's just tweaking what's already there.

Based in Vancouver, we've worked on everything from heritage restorations where you can't touch half the building, to ground-up commercial spaces where the only limit is physics (and budget, always budget). What ties it together? Making sure the end result doesn't fight against the environment it sits in.

Houses, condos, townhomes. Where you actually live, so yeah, we take it seriously.

This isn't a separate service, it's baked into everything. Passive heating, natural light, material choices that don't cost the earth.

Interior Space Planning

Flow matters. We've seen too many beautiful buildings that just don't work once people start using them.

Heritage Building Restoration

Old buildings have character, but they also have problems. Finding that balance between preservation and making them actually usable.

Urban Planning Consultation

Sometimes you need someone to deal with city hall, zoning regs, and all that fun stuff. We've been through it enough times.

Recent Project

Making buildings work with BC's climate, not against it

Our latest commercial build in North Van uses the site's natural slope for passive cooling, cuts energy costs by about 40%, and somehow the client's still getting compliments on how it looks. That's the sweet spot.

How We Work (Usually)

Every project's different, but here's the general idea. We're flexible though - sometimes you skip steps, sometimes you loop back.

Listen & Understand

We ask questions. Lots of 'em. Better to figure out what you need now than halfway through construction.

Design & Refine

Sketches, models, renders. We go back and forth until it feels right, then work out the technical details.

Plan & Document

Construction drawings, permits, specs. Not the fun part, but it's gotta be done right or everything falls apart.

Build & Support

We stick around during construction. Stuff comes up, changes happen. Better to have us there to work through it.
