What Made This Special

This project was all about creating a tech workspace that doesn't feel like you're stuck in a box all day. We integrated 200kW of solar panels on the roof and a full rainwater system that handles all the building's non-potable water needs.

The client wanted flexible spaces that could adapt as teams grow and shrink, so we designed movable wall systems and a central atrium that brings natural light deep into the floorplate. Air quality sensors adjust ventilation in real-time.

Honestly, watching the solar array go online and seeing the building start producing its own power was a highlight of my career so far.

The Story Here

This was our first full Passive House certification and man, the standards are tough. Triple-pane windows, airtight construction, heat recovery ventilation - the whole deal.

The family who lives here now has essentially zero heating costs, even during those cold snaps we get in January. Their energy bills are absurdly low.

We clad the exterior in locally-sourced cedar that'll grey beautifully over time. The south-facing windows are massive for passive solar gain, but we designed proper overhangs so it doesn't overheat in summer.

Getting that blower door test result and seeing we hit the Passive House standard - that was a nerve-wracking but amazing moment.

The Challenge

Working with heritage buildings means dealing with the city's heritage department, structural surprises, and trying to keep as much original character as possible while making it work for modern use.

All the original brick stayed. The massive timber beams got cleaned up and sealed. We found the original loading dock doors and restored them as feature elements.

New mechanical and electrical systems had to be threaded through without destroying what made the building special in the first place. It's like surgery sometimes.

Now it's got retail on the ground floor and creative office space upstairs. Still feels like walking into 1912, just with better heating and wifi.

Design Approach

Vancouver needs more family-friendly housing that isn't just towers or single detached homes. These townhomes were designed to give families actual yards and outdoor space.

The shared courtyard became the heart of the project - kids play there, people garden, it builds community. Each unit also has private outdoor space and we put extensive green roofs on everything.

Stormwater management was key - all the roof runoff goes to the courtyard gardens or infiltration systems. Nothing goes directly to the sewer.

They sold before construction finished, which tells you something about the demand for this kind of housing.

Material Story

The owner wanted everything local and reclaimed if possible. We sourced Douglas Fir from a demolished warehouse in New Westminster, stone from a quarry in Squamish, and steel from a local fabricator.

All the wood got cleaned, planed, and sealed but we kept the saw marks and character. The bar top is a single 16-foot slab that took four of us to install.

Natural ventilation was tricky in a restaurant but we made it work with operable windows and ceiling fans. The kitchen exhausts through a high-efficiency system.

It's become a popular spot and I like knowing everything in there came from within a 100km radius.

Building Around Nature

The site had these beautiful old-growth cedars and hemlocks. The clients fell in love with the property because of the trees, so cutting them down was never an option.

We designed the house to weave between the trunks. In a couple places, trees are less than 2 feet from the building envelope. The deck literally wraps around one massive cedar.

Foundation work was careful and slow - hand-digging in places to avoid root damage. The structural engineer wasn't thrilled with our constraints but we made it work.

Large windows frame specific trees and mountain views. In fall when the light comes through those old cedars, it's pretty magical.

Adaptive Design

This storefront has an automated facade system with adjustable louvers that respond to sun position and interior light levels. Sounds fancy but it's really about reducing glare and cooling loads.

The system saves a ton on air conditioning and makes the interior way more comfortable. Sensors track daylight and adjust everything automatically.

Inside, we used modular display systems that can be completely reconfigured as products and seasons change. Nothing's permanent except the structure.

Working on a busy street like Robson meant all the construction happened at night. That was exhausting but you gotta do what you gotta do.

Respecting History

This 1920s Craftsman had amazing bones but seriously outdated systems. The original fir floors were buried under carpet - we restored them and they're gorgeous.

All the exterior trim, brackets, and details stayed exactly as built. We matched paint colours to historical records and even found the original garage doors in the basement.

The challenge was adding modern insulation, new mechanical systems, and updated electrical without changing the character. We ran new systems through closets and created a hidden mechanical room in the basement.

From the street it looks identical to old photos from the 1920s. Inside it's comfortable and efficient but still feels authentic.
